Tips On Buying A Home

Posted: Jul 20, 2010 |Comments: 0 |

Buying your next dream home can be risky business when you let your heart over rule your head. A real estate transaction is a monumental undertaking and, if not properly handled, can bring your dreams to a crashing halt. Litigation within the real estate world is a common everyday occurrence, so be sure that your name is not the next one slapped on a lawsuit.

1. Use a real estate agent to purchase the property. The buyer's agent is there to guide you into the right home that fits your budget, school district requirements, square footage and acreage. The service is free to you, so relax and enjoy the ride.

2. Take your time shopping for the house that meets and exceeds your needs. Sometimes there's a give and take on amenities, but making the final decision should be well thought out before signing on the dotted line. Television real estate reality shows may showcase three homes on the market, but the truth is, you will need to do more homework than that. Weigh all the pros and cons carefully and ask you real estate agent for assistance to fit your master plan.

3. If you are seeking a best bargain deal, ask you agent to single out the "fixer" properties. They may be lacking in curb appeal, however, many of the cosmetic repairs can be done at your leisure, thus saving you a fortune on the total loan amount financed.

4. Check your driving distance to work before you invest in a home. Although you may find a discount property in the countryside, you must consider the precarious situation with the economy and rising fuel prices. Driving to work should be easily accessible to you from you new home and not put a financial strain on your gas tank.

5. Before you begin house hunting, you should get yourself pre-approved for the loan. Your Realtor is able to assist you with lending matters via a referral that they trust, one who will get the job done quickly and efficiently. If you elect to find your own lender, ask for a pre-qualification letter to assert to your agent that the funds are in place and to help him or her locate a home in your target budget range.
