There are some great advantages when you are a section 8 landlord:
Do you want to become a section 8 landlord? If so, there are many things that you will need to keep in the back of your mind. The fact of the matter is that there is a lot that goes into being a section 8 landlord. Many people think that this is there way to making money, and it may very well be true.
But when it comes down to it, you will need to be a special type of person to be able to hand the duties of a section 8 landlord. There are many problems that will occur, as well as some obstacles that you may endure during the start up process.
Generally speaking, it is difficult to be a section 8 landlord because of the tenants that you will be dealing with. The fact of the matter is that people who live in section 8 are not always the most trustworthy or of the highest class.
This is not to say that you will not run into some good people, but if you are going to be a section 8 landlord you need to prepare for the worst.
If you do not you may find out early on that being a section 8 landlord is not right for you. And if you find this out too late you could be in for a tough time.
When dealing with section 8 housing you need to take a few details into consideration. First off, as a section 8 landlord you will probably not have the best buildings in the world. But with that being said, you still have to make sure that you take care of it up to the proper standards. If you do not do this, you may end up in deep trouble. Just because you are dealing with section 8 housing does not mean that you do not have to keep the building up to code.
Another thing that you must deal with as a section 8 landlord is the tenants that you will be renting to. Remember, section 8 is cheap, affordable housing that is sometimes in the bad parts of town. This means that you will have to work extra hard to get paid on time each month.
Also, there is a good chance that you may have to evict somebody sooner or later due to late payment or the way they are treating your property.
All in all, you can make money as a section 8 landlord. Just make sure that you know what you are dealing with before you get started.

How much does it cost to run electrical service from the main line to the back of a piece of property?
By: AtsiLass | 08-07-2008
I'm looking to purchase a piece of property in Tennessee that already has power to the property. We want to build a house and barn on the back side of the property and I am curious as to how much running the service will cost. The run is about 1500 feet and the terrain is hilly, but not steep. I have called the local power company, but they won't even give me an estimate unless I pay them to go out and survey the property. I don't own the property, so don't have the right to do that. I know prices will vary from one area to another, but I'm just looking for a ballpark figure to help me decide how much to offer on the property. I can adjust for local economics, so what it might cost in your area is acceptable for me (just let me know what area you're in so I know how to adjust). If you can give me an estimate on buried lines (the ground is not difficult to dig in) as opposed to planting poles and hanging them, I'd really appreciate that as well.
