Forcing the rental market into the property arena
Will the basement level in property investment be assisted by a better rental market?
Property values are soaring in the Ukrainian capital cities like Kiev, Odessa and Kharkiv. Many potential buyers are being forced to rent instead of buying their own place.
This provides a new opportunity for investors into rental properties. We can see an expansion of the traditional bigger cities in Ukraine markets further out from the city centers.
The trend of rising prices has transformed the strategy of the property investors in the major cities in Ukraine. With prices rising in the center of the major cities so much, many people are now looking to rent instead of buying, if they want or need a central place. We also see a trend of investors looking beyond the city centers and development of off-plan projects outside city centers.
The large number of renters is also supported by the high interest rate on mortgages in the local Ukrainian finance market. Interest rates in Ukraine have been averaging 12-15% in recent months, significantly higher than many other European markets. The interest level is supported by the skyrocketing value of property in major cities in Ukraine.
The high property values and high interest rates on mortgages forces many to rent instead of purchase a property. This provides a good investment opportunity within the rental segment of the property market. International property investors, seeing the increasing value in the market as well as the need for renters, have located and invested in many properties for this segment and makes good rate of return on their investment.
