First up is the hooked on overages course. This one is sold by Rick Dawson and well known.. This program offers wonderful information and is well written. It is based on tax sale overages. Unfortunately, tax sale overages are very rare. That is due to the fact that the vast majority of the tax foreclosures need to be either unencumbered a mortgage holder that didn't respond to the tax foreclosure notification. As you can probably imagine, this does not happen very often. But that's not the worst of it. To continue, the cost for this system comes in at close to $2,000!
Nathan Jurewicz, aka the short sale kid, and his short sale riches. Good system, but it is still a short sale system. Same stuff, different day. You put yourself between the bank and the end buyer. Yes there's some different angles here. But you're still chasing extremely difficult deals, with a limited prospective base. Don't forget that you're negotiating with the foreclosing entity that has to turn around and cut a deal with lien and mortgage holders behind it in line. However, if the bank choose to foreclose instead, the mortgage company doesn't have to deal with other lien or mortgage holders. At just under a grand, again a tough price tag. Don't forget that even with a low amount of money down for earnest money, you have to have a lot of lines in the water to get a deal to fly, so there can be substantial out of pocket.
Rick Dawson's deed grabber course is next.. This teaches how to get the deed prior to a tax sale in order to own it redemption cost. Love the materials, the concept and the asking price. Don't like that you still own the property and have to resell it. Also doesn't work in non trust deed states.. You own the property - however cheap - and still have all the headache associated with ownership. Also, I've purchased deeds before and no, a couple of hundred bucks ain't gonna do it. This is the case regardless of how you phrase your approach. Price is nice and cheap but the lack of available prospective properties makes this a limited product. Perhaps a side deal or two.
Court House Riches - by Rick Dawson. Not bad. Good bit of info, combining a number of systems. But about a grand for this? Yikes. Is this rick's version of a 'best of' compilation? If so, I'll skip the box set.
Free and Clear Real Estate System by J Beck. It's a good program for tax sale investing. Well thought out, easy to follow. At less than twenty dollars, this is really well priced. Two big issues though. Forty dollar monthly subscription not mentioned. And there's a lot of complaints about attempted back end up selling. Not bait and switch, but borderline.
Jack Bosch's land profit generator. This is updated land profit formula. Basically, it's a different take on buying deeds on property coming up for tax sale foreclosure.. Same problem as with deed grabber. You still have to flip it to capture equity. Unless you've been under a rock, the thought of having to re-sell the property, regardless of how cheap, doesn't turn you on. Two Grand price tag? Whew.... Jack is obviously damn proud of that course.
Okay, let's look at the Rebel Millionaire System. Gotta admit, this has a good side to it. We like the partner up option. But they're proud of this course. Two grand proud. And, maybe its just us, but short sales just don't do it for us. It's been done, guys. And the banks aren't stupid. The middleman deal here sucks. Sorry, not our top choice.

The best ones are those written by Sierra Judgment Recovery and then Peter Gilboy. Wonderful systems and incredible materials at great prices. Unfortunately, we can't recommend. There's good reason for this. The main reason has nothing to do with the programs. The powers that be are passing new laws limiting your ability to garnish wages. Sorry to say it.
