New Home Choices-manufactured, Modular or Site-built

So, you bought that patch of land to establish your own little piece of paradise and now you must choose what to put on it. The three most common types of homes are site-built, modular or manufactured. Knowing the difference will help you make your decision.

Site-built is just what it sounds like. All of the supplies are delivered to the location the home will occupy and it is assembled there, subject to unpredictable weather and trades people. It is the most common method used, although not necessarily the best method. Manufactured homes and modular homes are built in factories where the environment is controlled and the materials are not exposed to rain that can cause warping or mold.

What is the difference between modular and manufactured homes? According to HUD, modular homes require a building permit and are subject to the local zoning and building standards. Manufactured homes must meet building standards specified by HUD and are defined as a movable dwelling, designed to be towed on its own chassis, without the need of a permanent foundation.

Manufactured homes are less expensive per square foot than site-built homes and can be built in a fraction of the time. Unlike the old “trailers”, today’s manufactured homes are built with high standards and can be spaciously made with two or three units joined together on the property.

Modular homes are also factory built with the same advantages of being cost-effective and sheltered from nature’s elements during construction. Modular homes are delivered on flat bed trucks and are permanently attached to the foundation on site. The roof is generally transported separately. The modules can be stacked providing two story homes and homes with volume ceilings. Once completed, a modular home is indistinguishable from a typical site-built home and appreciates in value like its site-built neighbor.

Other factors to consider when selecting the type of home are the CC&R’s (covenants, conditions and restrictions) of the property or requirements of the Home Owners Association, if one exists. While their quality may equal or exceed a site-built home, established zoning regulations may prohibit manufactured or modular homes. Once you have confirmed this is not an issue for your property, you may start your quest for the home of your dreams.

If your have decided on a site-built home, it is crucial that the general contractor you select is qualified for the job. Obtain the contractor’s license number and verify the status with the state licensing board. Verify references and see some of the contactor’s completed work before signing any contracts.

Just as important in selecting a contractor for a site-built house is choosing the best company from which to purchase a manufactured or modular home. Opt for a company that has been established for a number of years and has a good reputation. In addition to offering you a variety of custom choices for the home, can the company assist you with the preparations necessary on site before the home is delivered? Some companies can assist you with this aspect of your purchase as well. In addition to competitive prices, the builder should have the experience necessary to take care of all of your housing needs.
