New Homes In Cheshire Ideal For First Time Buyers
Even when they find a property they love, many first time buyers are struggling to get on to the property ladder yet one of the best ways is to purchase a new-build home. Many new housebuilders offer fantastic starter home deals that simply don't exist in the second-hand market. These include generous shared equity and shared ownership schemes plus offers to help fund deposits and pay legal fees. Other benefits of a new home include very little maintenance and low energy costs.
On new homes in Cheshire, much-favoured by stockbrokers and Premier League footballers, there is a host of offers for first time buyers, including a Barratt Homes Dream Start 75/25 deal at its Beechfields development in sought-after Hyde. This means you could own a one-bedroom apartment for just £67,496. You fund 75% of the £89,995 property, while Barratt Homes funds the remaining 25% through a deferred loan. There is no rent or interest to pay on the loan for up to 10 years or until the property is sold, whichever is sooner.
Over in the attractive market town of Northwich, Arena Housing Association has a tempting shared ownership offer at its Ernest Court Development. This block of 24 one- and two-bedroom homes is opposite the Salt Museums close to the town centre. A two-bedroom apartment with parking costs £105,000. If you buy a 75% share, it will cost £78,750; a 50% share costs £52,500 and a 25% share £26,250. Rent is payable on the remaining share.
There is no rent to pay on a shared equity scheme like Head Start, offered by David Wilson Homes at Woodbury Park, Newton-le-Willows. On this development of two-, three- and four-bedroom homes close to the town centre, properties cost from £90,495 to £219,995.
But with Head Start you fund 80% of your home with a mortgage, while David Wilson Homes funds 15% with a deferred interest loan. There is no interest on the loan, which you pay back within 10 years, or when you sell the house, whichever is sooner. That means you only need to save a 5% deposit, a far lower amount than mortgage lenders ask for and you'll still enjoy 100% ownership of your property. The one-bedroom property on Woodbury Park is a beautiful coach house with its own garage and features an open-plan kitchen/sitting room, double bedroom and bathroom.
If you prefer city living then Lovell Homes has tempting deals at Chester Point in the popular Chester suburb of Blacon. The development is just two miles from the city centre and is close to the Dee Estuary and Welsh coastline. A two-bedroom apartment is available for £96,500 and a two-bedroom terrace for £112,995. Lovell is offering a number of deals including 5% deposit paid or legal fees paid.
Miller Homes is one of the few developers still offering the Government-backed HomeBuy Direct incentive, which will soon be coming to an end. The shared equity scheme applies to two remaining two-bedroom apartments at its Urban Space development close to Warrington town centre. The apartments cost £88,500 but with HomeBuy you pay from £61,500. Miller is also including carpets, a fridge freezer and a washer dryer.
Those qualifying for HomeBuy Direct pay as little as 70% of their new home now and get an equity loan, co-funded by the Government and Miller Homes, for the remaining 30%. There are no payments due on the loan for the first five years. After five years there is an interest charge of 1.75%, which increases annually in line with inflation.
Also in Warrington, which is handy for the M6 and M62, McInerney Homes is helping first time buyers at its Williams Wharf site. The stylish one- and two-bedroom apartments are close to the centre of upmarket Stockton Heath. A luxury one-bedroom apartment costs £99,700 but with McInerney's 25% Deposit Assist deal, it is available for £74,775. There are no charges or rent to pay on this ten-year interest-free shared equity loan.
