There is never any harm in educating yourself. In fact, it's essential to your new real estate investment business to do your homework and know your product. There is a danger, though, in spending too much time learning and not enough time actually practicing what you learn in the books.
There is no substitute for good, old fashioned hard work. When you learn from the books or from listening to someone talk about their experiences there is much value to that. Now if you can go out and try some of the things you learn you'll get much more from the lessons.

The tendency among new learners in this business is to go for the books and speakers first. It's very exciting to hear about someone who started out just like you and is now very successful. So successful, in fact, that they are now even teaching others how to do it. There's something very magical about that situation.
Enjoy the testimonies and teachings, but don't forget that they didn't get to teach those classes you are taking without plenty of practical field experience. Their testimonies won't include much in the way of which classes or seminars they took, or which books they read. They will be telling you about actual transactions and dealings that they were involved in and how they handled them.
