Building An Annexe: Requirements and Design

Posted: Feb 10, 2011 |Comments: 0 | Views: 112 |

For extended families, houses become cramped leaving little space for fresh air to come in and family members to have fun and live in sheer comfort. In any case where space becomes a problem at home, a separate annexe is the perfect solution. An annexe is a building joined to a main building, providing additional accommodations. It accommodates space for a new kitchen, an added bedroom, a separate dining area or living room, or even a separate house for your adult children or elderly relatives.

Although planning's pretty easy with the help of a trusted company, so much has to be done before construction. Building an granny annexe needs permission from your local council. In UK, home developers or private individuals must obtain a planning permission in order to carry on with the plan. Although a planning permission is required for the "development" of land, the word "development" may refer to establishing a "building," and an annexe may not necessarily be considered as such especially when it's of a small size, it is therefore important to clear this out with your local planning office. Consult your local planning office about your plan, considering the design and purpose of your project.

If you're planning to build an annexe to earn from it—to have it rented—this may have an impact to your council tax grading. In this case, the building is considered to be a commercial space—business—where you get a regular income. And an income tax may also be imposed on you. In such event, you may seek advice from an expert to get the right move.

Whilst design can be planned before getting permission from your local planning office, it is rather recommended to acquire first a planning permission. This may be a little complex. If you're done with it, planning will go smoothly.

Getting an idea of what best works for your granny annexe, it is important that you do research on your own, with the exception of the help of an expert. You may do it through a search in the Internet or by visiting homes that have granny annexe. In this way, you can get ideas on what best works for you, given the land area you have.

In pursuing for a design, take into account its purpose. Is it a kitchen? Is it a living or a dining room? Is it a bedroom? Is it an entertainment area? Or is it entirely a new extended house? Then regard the people or person who will be living in it. Will your children use it? Is it your grandmother who will use it?  Is the occupier incapacitated? Or will you have it for rent? However you'll use it, comfort is only achieved when your design serves your purpose.

In carrying out your plans in mind, the best thing to do is to consult an annexe expert—whether working on your requirements or working on the design and the construction of the annexe—to tailor it on your needs.

Granny flats are actually part of a tradition that stretches back more than a century, to a time when widows used carriage houses to pad out their income, couples spent the summer in them and let out the main house to visitors, and young couples, bachelors, and workers found them to be affordable places to live within easy walking distance of work.
