Key Players in a Construction Project

A construction project usually involves three groups of people – owners, designers and engineers. Each of these groups has a unique involvement. It happens rarely that one has the capability to do the others' tasks. Hence, they need one another to fulfill the project. In some large projects, inspectors serve as an external additional group. They do not have direct involvement but are also vital key players in the project.

Owners have no much involvement at one point. Because their main job is to fund the project, they can leave the project to the other key players and go back when it's done. But on another point, the owners must have adequate knowledge to participate well in the construction because they are responsible for the major decisions. They decide whether a certain design is applicable or not and if renovations must be employed. Some owners hire personal consultants to help in the decision-making.

Designers, on the other hand, are responsible to draw the owners' concept. They normally ask the owner major questions about the structure, such as the number of expected occupants, the type of rooms inside the structure, general dimensions and the like, before coming up with detailed drawing. The drawing must be substantial and understandable and open for changes as requested by the owners.

After the owners' approval of the drawing, the engineers will begin balancing cost of materials as specified on the drawing. They are required to estimate the total cost of the structure to manage the expectation of the owners and the duration of the project. This is not the same as do it yourself houses that do not require exact timeframe since the structure is being built or supervised by the owners themselves.

After careful planning and estimating, the engineers will now inspect the site. Site inspection involves soil tests and securing of property lines. As soon as the land is measured, excavation can begin to construct the foundation. Daily activities must be determined and strictly accomplished to avoid delays. Unlike do it yourself houses construction, a day of delay costs much for the contractor.

For large projects, external inspectors, such as government engineers, can visit the site to make sure legal construction standards are being followed. Their presence is usually highly invited when the project is managed by an owner builder, who is not subject to legal actions in case of structural failure.
