With so many Americans in debt and the mortgage industry in disarray, the credit report has taken front stage. Long used by institutions, the credit report was rarely accessed by the individual it belonged to or other small, independent businessman and women.

Times have changed. Not only has the credit report taken center stage for those that it belongs to, but it has also become a useful, diverse tool for those seeking information on the character and tendencies of others. Below are a few of the third parties that may be interested in your annual credit report and why.

Employers

Many employers have begun using your credit report to judge character. They ration that if you don't pay your bills and follow through on your financial promises, why would you follow through on your professional promises.

They also use the report as a gage for personal stress. Several outstanding debts or multiple tardy payments may indicate that you are stresses out. It is hard to focus at work and excel at your job when you are stressed out because of money issues.

Insurance Companies

Some insurance companies use your credit report to determine how likely you are to have an accident.

Landlords

Property managers and landlords use the credit report as a cheap, fast way to determine the odds that a person will pay their rent on time. It is also the perfect tool to screen a potential tenant before determining whether to rent to them, the rent to charge, and how to structure the lease.

Lenders

An obvious one here, lenders and creditor's view your report to determine how financially responsible you have been in the past and present. The report allows them to gage the financial risk of lending you money as well as possible fees or interest rates they will charge if they decide to lend you money.

Others

Several other people may take an interest in your credit report. Maybe you have a girlfriend or boyfriend and things are getting serious. You could view his or her credit report to see they're a spender or a saver or if they have a problem following through on commitments they make.
