However, buying a farm isn?t the same as purchasing a typical home. You will have to ask yourself some tough questions about your farm purchase when considering exactly what you want to do with it. Only you can decide how these questions can help you find the right farm for you, which brings us to our first tip.

Tip 1?Decide what your goals are.

What do you want to do with your farm? What do you want to grow? Do you want to do it yourself or do you plan to have a staff? Are you planning to raise animals or livestock? The first important step in looking for a farm in South Carolina is to answer these questions.

Tip 2?Determine your budget.

Sometimes, your budget doesn?t align with your goals. This is exactly why it?s important to determine your goals and your budget before you start looking for a farm. If there are any discrepancies, you can reconcile them before you fall in love with a farm that?s priced beyond your means.

Tip 3?Evaluate your commute.

Unless you plan to be self-sustaining on your farm, you will need access to other resources. If you need to get something from the local grocery store, it can be a headache sometimes because some farms are quite far from any community downtown. Also, just because you want to live on a farm doesn?t mean that you want to completely give up the culture of a suburban community. You may want to relax and cook a great dinner and watch some television every now and then. These are issues to consider when determining the location of your farm.

Tip 4?Research the history of your farm.

Make sure that you have your real estate agent do a complete background check on any farm that you want to purchase. This will help you to determine if it?s ever flooded before and what the land has been used for in the past as well as what it?s being used for now. You can also find out the various zoning laws that your land falls under and if there are any liens or back taxes associated with that particular piece of property.

Tip 5?Take stock of your resources.

Consider the resources, tools, and amenities that the farm already has in place. Does it have an irrigation system on the property? Are there storage facilities, arenas, towers, barns, or dwellings already on the property? Does it have a septic system, well, and utilities already on the property? How much do you need and does the farm have more or less than what you need? If you need to negotiate, these things can be very important bargaining chips.

Most of all, have fun with your farm search and take advantage of your agent?s knowledge. Don?t take it all on yourself as it can be overwhelming and stressful. Take advantage of this great opportunity to make your farm dreams a reality and be proud of yourself for getting to this point.
