The Smart Way to Manage Your Credit Cards

Undoubtedly there are distinct advantages to having a credit card, provided of course you know how to use one to your benefit. However, since an estimated six out of every 10 people in the United States alone are seriously in debt largely in part to misusing credit cards, it's apparent that many people are completely unaware of how to manage their finances, and how bad credit can adversely affect most every aspect of life.

Needless to say, prevention is the best means of defense when it comes to avoiding the pitfalls of credit card debt. But today, the rules of the credit card industry have changed considerably over the last few decades, so much so that most people have no trouble being accepted for a line of credit. While to a point, this definitely can be a positive thing, although as most of us can attest to, it's rather easy to fall into the trap of overspending by using credit cards unwisely.

Setting a Budget

Setting a realistic budget, and then following through with it is always the first step toward successfully managing debt. Although it may seem simplistic, actually writing down each and every expense gives you a visual example as to what your financial picture really looks like. So many of us don't realize how much the little things add up, buying lunch instead of bringing it from home, stopping for coffee before work, eating take-out food because it's quicker, but if you make a note of each time you spend money, regardless of the amount, you'll soon see how much you're wasting, and realize how your money could be better spent.

Simply put, if after doing your budget and keeping track of your finances you still find yourself using your credit card to pay for the every day necessities of life, this should be a clear indication that you're living beyond your means.

Find the Right Card

Shopping for the right card is more than worth the time it takes to do so. With all of the different cards, offers, and incentives available, it's often difficult to know which is best. Finding the right card for you will depend on your circumstances and what you plan on using the card for.

Ideally, the card with the lowest interest rate coupled with the lowest fees would be the wisest option, but those aren't the only details you should be aware of. Make it a point to read all of the fine print so there will be no unpleasant surprises when the bill arrives.

Be Diligent

Being diligent about paying your credit cards on time and keeping your spending under control are imperative, not only for your long term credit history in the future, but also for your financial picture today. If possible, pay more than the minimum amount due, and be religious about paying on time each and every month. Always account for processing time by the credit card company, as well as the time it will take to travel through the mail.

Online bill paying is an excellent option for avoiding late or over-the-limit fees, and some companies also offer automatic bill payments, where the minimum payment due will be deducted from your bank account at the same time each month. This is a rather convenient option, but it's important to ensure you'll have the funds to cover the payment on the due date to avoid hefty fees from both the credit card company and your bank.

I can't handle much more

I lost my job in CA and paid cash for a home in Texas with my savings, rented out my house in CA to make the payments and moved in March of this year. I intended to find a job (have 30 yrs experience) in Texas and continue to rent out the house in CA until the market came back up and I could sell. I built the house and have lived there 27 years so not a minor decision. THEN my mother died in CA in April and being the successive trustor I had to come back to Ca to handle her affairs and try to rehab her 60 yr. old, woefully neglected house and get it sold before the reverse mortgage forecloses. THEN my tenant called and said he lost his job and can't pay the rent anymore. THEN 2 weeks after the tenant moved out the squatters moved in. I got them out but they have destroyed the carpeting, removed walls, used the toilets without water and without being able to flush, torn down fencing and appear to have been packaging marijuana in large quantities in the laundry room which they turned into a bedroom complete with mattresses on the floor.  They stole or removed ALL of the plants in the flowerbeds and even though this is large property with garden areas, they planted corn, tomatoes and squash in the frontyard flower beds. The house next door to mine and the house next to it have both been foreclosed and sold for less than 1/2 what was owed. The neighborhood has become terribly blighted and property managers tell me they are overstocked with houses and no renters and are not taking on any new clients. I can't sell the house for even close to what it is worth. I can't rent it out for fear of drug dealers or otherwise criminal activities being done on the property. Rents in the area are now are so low that it wouldn't even begin to make the payment. I can't reduce the payment because it is interest only as it is. I am current on the payments right now but that can't last much longer and I can't afford to hire private security to insure that the squatters don't come back once I go back to Texas. Can the lender on the CA house attach my home in Texas if they foreclose? Can they attach wages, bank accounts ect. when I do find a job in Texas? If the lender can't sell the house for what is owed (very likely to happen) do I have to pay income taxes on the difference between sales price and amount owed?

my fiancee' and I have been together for 10 yrs, though MD does not recognize Common law marriage. House is in his name, though since it's purchse, we split all expenses 50/50. His will indicates I would get the home if he died first. I fear his ex wife would attempt to take it for the children. Anything we can do to to assure this doesn't happen, short of getting married?

Crime gain versus damage

A criminal performs a crime in order to gain something, for example money to buy a narcotics drug. Depending on the crime, the criminal will cause damage, i.e. the cost of restoring the damage caused by the criminal. For many crimes, the damage is, I belive, much higher than the gain for the criminal. Has anyone computed this damage versus gain ratio for different crimes?

i can't get a mortgage. who can help me? we lost our home that was only in husbands name and credit. now i don't make enough to cover a mortgage on my own and his credit is too bad to go it together.
