The next step would be to survey what repairs need to be made to the following: dry wall, ceilings, wall paint, replacing windows, doors, cabinetry, and counter tops. If there are minor bangs in the walls, they can be patched up with joint compound, sanded down, and painted over. For ceilings, there are several options as to what to do here. If you are wanting a textured ceiling, there are machines that can be rented which spray a texture onto the ceiling before it gets painted, but a lot of these textured looks can be achieved by using things like sponges and scraping tools with joint compound to make a texture, and then it can be painted over with a paint sprayer. Make sure you line the floors and walls with plastic when doing ceiling work!

Wall painting is probably the easiest job. First make sure that you wash the walls before painting and allow to dry. Then, cover the floors with plastic and tape around the ceiling and windows. Allow the paint to dry fully before before starting the second coat. For indoor paint jobs, it is best to use a semi-gloss or satin finish.

Replacing windows and doors can be tricky and might not always be necessary. In this case, it is entirely up to you whether or not you want to do this, but if you choose to make replacements, make sure to measure every door and window and write them all down. You can then shop around to find the best deal and begin to make your replacements.

Almost all repairs on investment homes can be done for a lower cost if you do it yourself and choose not to hire someone else to do the work. Not only will it give you a sense of satisfaction, it will greatly improve the return on your investment when the property sells!
