Firstly, we will need to talk about cabinets and pantries. Though many people merely skim the surface of the house when taking tours and attending open houses, others want to know everything about the house. More often than not, the highly curious or thorough buyer will look in every cupboard to check for leaks, infestations, or just to see how well kept the house is. Some people have dirt and germ fetishes, and this does not bode well for sales. For this reason, be sure that all cupboards and pantries are organized, sanitary, and presentable - and don't forget the bathrooms!
Closets are another area that needs careful attention to detail. All of the closets in the home need to appear large enough to hold what is in them, so if they are over cramped and crammed then a lot of their contents will need to move into temporary storage off the premises. If you have the time, or if your client is able to pitch in with organizing personal items, you might create a storage system using stylish boxes or baskets, and make all of the closets seem like they have never seen disarray. If the closets are organized, the buyer is more likely to feel that the house must have plenty of storage.
Laundry rooms are extremely important. Even though most people don’t keep their laundry rooms completely organized at all times, the idea that a laundry area is capable of being in pristine working order while being altogether nice to look at can bolster interest in a home. Likewise, the refrigerator, especially if it is to sell with the house, should be completely clear of all extra take-out cartons and space-stealing packages. The idea is to create an image of ultimate storage throughout the house, offering a freer lifestyle.
Garages are one of the most overlooked areas of the home, and as a stager this needs to be one of your top priorities. If your clients aren’t paying you to fix this problem, it should be pushed heavily as something that they need to take care of before any visitors arrive. In most cases, temporary storage is needed between putting a home up for sale and actually moving, so use this point to encourage the owners to clear out that enormous asset and make it shine as the car and tool area that it was designed to be.
