Loft marketing, especially given the style/price of most lofts currently on the market, is heavily geared towards the younger, hip, middle to upper-class crowd. Urban executives, creatives and green enthusiasts have always been fond of lofts, and often find their dream homes through persistent online research. Utilizing the internet for loft marketing is truly key to success. The above-mentioned target market will almost always use the net to compare/contrast properties, and will hunt for photos and videos of properties in question. The ultimate goal is to identify the wants and needs of your potential customers and directly target them through strategic internet marketing mediums.
For one, viral videos and walkthroughs are crucial. If a photo says a thousands words, imagine what a 3-minute video says. Exactly!
Secondly, website design and functionality is uber-important. Property websites should closely match the look and feel of the structure itself. The website should exude the same vibe as the loft and provide easy navigation to entice visitors to schedule a showing.
Thirdly, and most importantly, search engine optimization (SEO) should be applied to all aspects of online marketing including viral videos, articles, website content, etc. Properly structuring keywords will increase the rank of a website, thus creating more traffic and more sales. Also, when looking in search engines, potential customers will almost always view results on the first page of listings and go no further. This means if your website fails to appear on the first page of search results you’re losing out on tons of business. For example, if I’m looking for a loft in Downtown Los Angeles and see five cool buildings on the first page of Google, I will view those. If my ideal loft development appears on the 3rd page of search results, there’s little to no chance I will see it and the developer will therefore lose a sale.
Brokers and real estate developers looking for loft marketing need to re-think their marketing efforts and focus on a more e-centric approach. With the internet taking over, online exposure and branding is imperative.
