According to seasoned investors, you shouldn’t put a “for sale” sign on the yard right after you buy the property from its original owner. Always remember that first impressions are important when selling a fix and flip project. A potential buyer may be traumatized if he or she sees a house with a leaking roof, cockroach-infested cabinets, yellowing bathroom tiles and sinks, and crumbling walls. Therefore, you shouldn’t let a buyer see a fixer-upper home in its “pre-rehab” state.

For instance, buyer Jane Doe wants to see the bathroom in the master’s bedroom. However, a laborer is still busy putting new tiles on the floor. Jane insists on her request and the laborer has no choice but to take an unscheduled break.
Such a scenario is counter-productive. Therefore, if you want the repairs to be finished on schedule, you have to ensure a continuous work flow and the best way to do it is to advertise the property when renovations are next to completion.
