Banks today are begging for folks to buy their foreclosed homes. I mean, they are selling at 30% to 40% of TODAY'S market value!!! The more foreclosed homes a bank has on their books, the more reserve they are required to keep and not lend. I have found that banks are accepting investor low-ball offers (when they may have higher offers,) if the buyer can close quickly....like in a week or so. That's where you come in. Your pension plan or IRA or 401K is probably loafing around, earning a couple of points if it is earning anything at all. In fact, it is probably still losing value each and every day.
A self directed plan can invest in safe, solid mortgages and earn guaranteed, great interest with virtually NO RISK! How can I say that? If you become the bank and loan cash to the investor to buy a house, your Pension Plan has the same security as a commercial bank....with one very important difference. The banks that took huge loses this past year loaned 97-110% of the market value. We never borrow more than 50-60% of current market value! That's a HUGE difference! If you hold a mortgage worth say $50,000 on a home valued at $100,000 and the market tanks another 20%, your investment is still secured by an asset worth $80,000. And, you are guaranteed a very high rate of return on your loan. You can maximize your pension plan growth at virtually NO risk. The timing has never been better. We know the demand for housing has to continue to grow because the population continues to grow.
The economists I read are now forecasting Hyper inflation in America within a couple of years. It has to happen as the FED continues to pump cash into the economy, at some point there will have to be more money chasing around too few goods and services. That's when inflation takes off. Some may remember during the Carter years, when inflation was at 20% a year, how home values actually doubled in the course of 2-4 years. There is certainly a good likelihood that will happen again, soon. When inflation begins you need to hold real, hard assets, like real estate.
If you have the patience and time to source out good deals on houses, now is the time to be looking and buying. Banks are eager to sell their inventory. If you don't have the time consider investing with a partner. Experienced real estate investors often use private money to purchase houses because private lenders can move quickly, by- passing the lengthy loan process of a bank. This ability to move fast means the investor can get much better deals.....bankers love quick closings. They MUST get their real estate off the books as soon as possible.

Generally, the way this works is the home is purchased in a LLC with the investor and lender (you) as the principals. The lender provides the money and gets the same legal protections as a commercial bank would get: mortgage, security deed, title insurance and hazard insurance. The lender gets a guaranteed interest rate plus a share of the profits when the home is eventually resold. That may be six months or several years, depending on the house and the prevailing market. The investor never touches your cash because your trustee wires the funds directly to the closing attorney, who then prepares the paperwork. When the property is sold, the closing attorney then disperses the funds.It's a very clean, simple and safe investment.
