Banks today are begging for folks to buy their foreclosed homes. I mean, they are selling at 30% to 40% of TODAY'S market value!!! The more foreclosed homes a bank has on their books, the more reserve they are required to keep and not lend. Generally, the way this works is the home is purchased in a LLC with the investor and lender (you) as the principals. The lender provides the money and gets the same legal protections as a commercial bank would get: mortgage, security deed, title insurance and hazard insurance. The investor never touches your cash because your trustee wires the funds directly to the closing attorney, who then prepares the paperwork.
