Fixing and flipping houses is a fast business. Take it from the name; you need to flip a house, not let it sit. In everything you do, from planning of the project to selling that property, always think that you must operate swiftly. You must immediately start repairing a house once you acquire it. Implementing repairs and renovations must take only days or weeks. Your house should not sit on the market for months and there are reasons behind this. First, its value will depreciate if it stays for too long in the listings. Second, if you don’t sell it fast, you would need to maintain it and house maintenance is costly.

Don’t get too personal when rehabbing houses. Always remember that you are repairing a property so it can be a home to other people. Go for the cosmetic repairs. When you inspect a property you want to flip, make sure it has no structural problems. These repairs are major and very expensive. Putting up a wall or a concrete support are major repairs. Another thing you should avoid is the total replacement of a roof. What you should aim for are houses that need “cosmetic repair.” These are minor repairs and are only intended to make the property more presentable and attractive to prospective buyers. Repainting, carpeting, and beautifying the garden are types of cosmetic repairs. You can easily do these on your own.
