Familiarizing yourself with the meanings of the terms and clauses in the legal documents you sign with the property owner will help you fulfill your obligations and understand the proprietor's obligations as well. Before you sign the agreement be sure you understand everything in it. If there is something in the form you don't understand, be sure to ask before you sign. Some specific things you want to understand are the period of the lease agreement. Is the contract week-to-week, month-to-month, or does it have a specific dated duration? Your rights and options for terminating the agreement will depend on how the lease is set up. Also make sure you understand what the termination notice period is. It may be anywhere from thirty to ninety days. If you want to move you'll need to give this much notice to retain rights to any deposits you put down.

Be sure you completely understand any rules about owning and keeping pets. If there are specific limits on size or weight of pets, make sure that the puppy you have today isn't likely to break these rules when it reaches maturity. Also be aware that generally, the same rules about having pets apply to the pets of those who may visit you. If the rental agreement says no dogs over twenty pounds, it's probably best if a friend leave their large 60 pound dog at home when they visit you.

You need to know the rules about overnight guests and roommates. Having an overnight guest stay over a certain period may qualify them as a roommate under the terms of your lease. If roommates are allowed you will certainly be required to let the property owner know about them and will probably have a higher rent. As you can see, not understanding your agreement can easily lead to violating it and that can lead to eviction and the loss of your deposit. It's easy to ask the questions you need to ask and be sure you know what your obligations are.
