Marketing in the 2008 Recession!

As I am sure you are aware the times have changed as of recent. There are fewer dollars on the tables of consumers and the pocketbooks of employers. The agents and reps across America are better trained, have more products and are hungrier then they have been in years. Unfortunatley, more licensing and knowledge does not get you in front of more prospects. Marketing gets you in front of more prospects.
The old saying is that even an average sailor can catch sail in a 20 mph gust. However, only the best sailors will catch sail in a 2mph wind. Well from looking at the economic radar screen I would say it is now somewhere between a baby's breath and a sparrow's fart. But there are some inexpensive things you can do to keep you active. Here is a short check list.

1. Keep track of all your calls and presentations. If you are not making 40 calls a day you are doing something wrong. Between acquisition calls, customer service calls, vendor calls and conference calls make sure you are putting in enough initial effort to create the activity. It does not happen by itself. If you don't want to make the calls, delegate the task. Hire a service, hire an employee or assign someone to the task but the committment up front has to be there.
2. Make sure you are calling off of a good name list. There are several data vendors out there, not just Ashton Danbury, who can help you sort out consumers and businesses. It is simple to model a list that will zoom in on the prospects you want to attract and eliminate the ones you don't.
3. Measure your R.O.I...You have to spend money to make money, this is true. But it does not have to be a lot of money. Try coming up with a dollar figure and then base your efforts off of a percentage of that number. What did you get back? How long did it take to see the results?
4. Use the internet! If you already have a website and you are on Google Ad Words you have a pretty good start. Everyone uses Google so if you can get your ranking up there it is in your best interest. This is a cost per click type scenario.
5. Stay Positive. I am sure you have heard this many times but it is true. Try and look back at how far you have come instead of what is not happening now. You judge someone's character when times are tough, not when they are great. When adversity strikes you also need to remain optimisitic, people are watching.

Future mortgage after foreclosure and bankruptcy in FL

I am a single professional middle aged lady in Florida in the midst of a bankruptcy due to two properties being foreclosed on. Had great credit and no credit card debt, but having to face facts and get out of a situation that is just getting worse. I can rent cheaper than own,  my income (real estate related) has dropped substantially, and now have bad credit. I already lost the 1st property (TH didn't sell, auctioned) and the $96,000 cash down payment on my primary (2nd property) and equity of last 3 years has just evaporated. I am upside down with the remaining 80% loan balance higher than the current market value. No buyers and difficult lender so couldn't short sale, tired of fighting the war. I am afraid my years of hard work are totally wiped out by what has happened, and unfortunately all my money was tied up in real estate, that was my retirement. I am broke and have to start all over. Will I be able to get a mortgage in the future? What will be my options if my credit is good after the bankruptcy? Any advice?
