7 Tips for Property Viewing

The search for a new house can be frustrating and difficult.  So many different choices and so many factors to take into account.  It is especially difficult if you are moving to a new city and are not familiar with the different areas.  Here are 7 quick tips to help with each viewing:

1.  Arrive ten minutes early and park some distance away.  Stop and listen.  What can you hear?  Children shouting?   Birds singing?  The constant hum of passing traffic?  Walk towards the house and check out the neighbors.  Is their garden tidy?  Old cars on blocks in the driveway might be a bit extreme but toys in the front probably means they have young children.

2.  Stop outside of the house you are viewing and take a look at the external walls and roof.  It's easier to take your time when the vendors aren't watching you or talking.  Check for missing tiles and obvious cracks.

3.  Check which direction the house faces.  There's nothing worse than a garden that faces north if you are a keen gardener.

4.  Once you are inside, try and ignore the vendor's strange taste in decoration.  This is easy to fix but can put you off the ideal home if you focus on the lurid purple wallpaper.

5.  Likewise, the vendors may be untidy or have hideous taste in furniture.  Try and ignore this, they will be moving out!

6.  Make sure there is enough accommodation and the rooms are big enough for your family.  If the third bedroom is needed for a guest room, is there enough space for a double bed?

7.  Walk out into the back garden and stop and listen again.  Is it noisy?  Look over the garden fence on all sides.  The state of the neighbors garden can often tell you a lot about them.
