Putting your house up for sale almost inevitably brings about a flurry of home-improvement activities you think will help the house sell. Some of these are necessary (like the hole in the wall from the door handle), and some may not be. Here are some helpful ways you can decide what to fix, and what to leave.
The biggest determining factor of any home-improvement project is cost. While rebuilding the deck might seem like a good idea guaranteed to make your home sell faster, the reality is that it will probably cost you more than it’s worth. Instead, it’s best to focus on smaller, more maintenance-like projects in a house up for sale. Repair the leaky faucet, patch all the holes in the wall from nails and screws, touch up the interior paint job, and so on.
Occasionally homeowners will find that doing some more extensive work is necessary. For example, a couple that owned an upscale home in a small town discovered that their house was perceived as “out-dated” by potential buyers. Because more is usually expected of a higher-end house, the couple had a few changes to make.
Rather than remodel the interior of the entire house the couple chose to replace a few key things. First, they went around the house and pulled out the out-of-date gold knobs and faucet handles and replaced them with more stylish pieces.
Then they went back through their home and painted a few important rooms. Rather than rip up the pale, teal tile in the kitchen for example, they chose to paint the walls a neutral color. Then they worked the pale teal color of the tile to their advantage by making it an accent color that was repeated throughout the main level: a few throw pillows in the living room, and a few decorative plates in the dining room. When this teal accent color was mixed with neutral colored walls, that portion of the house went from out-dated to modern in a matter of a couple days.
As a general rule, when prepping to put a house up for sale, it’s best to make sure that the cost of improvements aren’t more than what you’ll get from you the sale of your home.
