If you are buying or selling a house, you must have come across the term 'home inspections' and you should educate yourself about it. Home inspections normally provide an expert opinion on the condition of the property and house that is for sale. However, that said, it does not mean that the home inspection will tell you everything about the existing defects of the house. Sometimes, the sellers will have their own home inspection completed prior to listing the house for sale. This is so there are no surprises at closing time, and provides the seller with a realistic value of the home. In addition, the seller may be able to make some of the repairs without spending too much capitol.
If the seller offers you the home inspection report that was completed prior to the sale, you can certainly look at it. However, it is in your best interests to hire your own inspector to look at the home. This way your interests and investment is protected.
