Whether you are considering a home project or a commercial project for your business, anything that needs building or renovation will need your decision on whether or not to hire a builder or a contractor. If your planned project is of a commercial nature, you will have to decide on whether or not to hire a commercial contractor.
Hiring a Builder
A builder merely provides you with skilled labor. If you hire a builder alone, this means you are willing to act as your own contractor. Make sure you know what this entails.
Being your own contractor includes the preparation of all necessary permits related to the project. This in itself can be time consuming. Close attention to detail is necessary in doing research to cover everything required. Remember, ignorance of the law excuses no one so you do not want to be caught without any of the prerequisites to starting your project. Be prepared for red tape especially if you are not familiar with these procedures.
Acting as your own contractor also presumes that you coordinate all functions related to the project. Your builder needs to work with your architect or designer, your electrician, your plumber, your painter and any other service provider. This could include services related to security systems, cabling and communication systems. It is up to you to orchestrate the smooth integration of their work, including schedules. It can be a difficult balancing act.
Of course, as your own contractor you also need to procure your own building supplies as needed by your service providers. Some people think this is where they can save a lot of money. After making sure you get the correct specifications from your builder, do your research and compare prices. Take note that as a one-time buyer you will not get the discounts given to repeat customers like building contractors. You will also have to make arrangements for the delivery of these supplies, or else bring them to the construction site yourself.
Do not forget quality control. As your own contractor, you will need to inspect the ongoing work of your builder and other service providers. You need to know what to check and what to look for. This type of inspection is different from official building inspections required by law, which you will have to coordinate, too.
Hiring a Contractor
If all that seems to be too daunting, all you need to do is hire yourself a building contractor. A good contractor is licensed and insured, and can take care of all the aforementioned details for you in a professional manner, ensuring that everything is covered according to the highest standards.
A contractor subcontracts all the services needed for your project and makes sure they all work together seamlessly. It would be even better if you get a contractor that is also a builder. With its own building crew, a contractor can exercise more stringent quality control.
Do not be scared by cost. A professional contractor will work with you according to your agreed budget. Your costs could actually go down with a building contractor because of the discounts given to them by suppliers. You also save time and effort in supervising everything.
Hiring a Commercial Contractor
Projects of a commercial nature would need the services of a commercial contractor. Not only would the commercial contractor know more about the legal requirements of building for a business site, the commercial contractor would also be knowledgeable on what would work best for your clientele based on experience. A good commercial contractor can even do work on a business site that is actually open for business with very minimal disruption.
The next time you have a building project, do take these points in consideration before making the crucial decision in how to manage it.
