Austin Texas' "East Avenue Development" On Schedule To Be Completed In 2010

Residents of the Hancock neighborhood in central Austin have witnessed the ramifications of transforming what was the former 23-acre Concordia university campus into a $750 million dollar urban center with 100 foot high buildings rising up above the ground. However builders and neighbors do look forward to creating new shopping, restaurant and office space within walking distance of their homes.

In 2007 residents protested the East Avenue development plans to construct several buildings upwards of 300 feet high or more within the nine blocks just north of UT says Bart Whatley, retiring president of the Hancock neighborhood association. "It was a pretty bold request" says Whatley, also an architect.

After a long drawn out mediation process the East Avenue Investment Group decided to scale down the project and place the largest of the buildings the farthest from homes in the area. Green building practices helped developers win over neighbors. The old Concordia University buildings have since been dismantled as opposed to demolished and bricks and other re-useable materials were given to neighbors that had use for them in their own homes.

Other unused materials salvaged from the dismantling were donated to to local schools and other Non-Profit groups such as habitat for humanity and were also reused in the new development. Sarwal says 85% of the materials from the dismantling of Concordia University were recycled.

Developers were also able to preserve all trees measuring 19 inches or more in diameter. And though the recession has held up some projects in Austin the <b>East Austin Avenue development</b> should be completed by summer of <b>2010</b>. When finished the project will host <b>1,450 residential units, 210 hotel rooms, 600,000sf of office space, 325,000sf of retail space and two parks</b>. The entire site will be LEED-certified green.

Construction has already started on Andaz a 17 story Hyatt branded hotel which will also be the new home for Texas Monthly magazine and a <b>64 foot 315 unit AMLI apartment complex</b>. The development will also host a bank, a movie theatre, a specialty grocery store, coffee shop, and several restaurants with outdoor seating.
