Before Deciding on a Residence, Be Certain that You can Afford it

Notwithstanding the fact that home builders may insist they offer affordable housing, the affordability of a property is actually up to you. What does your credit score look like? How much money do you have on hand for a down payment? Will you be able to get a good home loan, and if so, what sort of interest rate can you expect? No matter how low a seller's asking price, whether or not the property is actually within reach depends on the replies to these questions. After all, what's affordable for the rich might not be affordable for you.

Remember, you may have secured approval for a home loan with excellent interest rates and you may be able to manage a first-rate down payment, but there are other things to consider. Are you already struggling with other bills? Do you have a teenager preparing to start college? How about health insurance? Do you have a sufficient amount to take care of unforeseen emergencies? Each of these factors could take otherwise affordable loan payments and make them sky high. Your credit score will play a primary role in the affordability of a new property. Why? Because your credit score affects whether or not you get a loan, as well as how high or low your interest rate will be. An above par credit score may have lenders knocking on your door for the chance to offer you a low-interest home loan. At the same time, a poor credit score may make it seem highly unlikely for you to find assistance in getting a loan for a new home.

If your real estate agent and lender feel that your credit score is satisfactory enough to complete a loan application, they may also be able to give you an inkling of how large a loan you can expect to get. Tell your lender the exact price of the property and the pre-approved loan amount to learn the definite amount of your monthly mortgage payments.
