CPF requirement

If you are not a resident of Brazil and is planning to buy Brazil real estate, the basic requirement that you need to have is a CPF number, which is exactly just like a social security number, only this applies to property buying in Brazil. The buyer should be in Brazil when he or she applies to get the number, which is a legal requirement for the identification of the buyer when it comes to purposes of titling and taxation. You can be assured that whether you are a local or foreign buyer of Brazil real estate, you are protected by the real estate laws of the country that are well developed and sophisticated.

The buying process

The Brazil real estate property buying process starts with the buyer looking for the property that is according to his liking and then getting a realtor or real estate agent, who is regulated by Brazil's federal property when it comes to property sales. Once the property is found, a small deposit that is non-refundable is usually handed over to the seller of the property.

After this, a sales contract is made, which stipulates all of the details of the sale. Once these contracts and all the other documents pertaining to the sale are signed and in order, the titles are then transferred to the buyer's name. The entire amount of the payment for the property is also given to seller by this time.
