Building a house is not as easy it appears to be. It involves a lot of hard work and planning. It is even tougher if you have a tight budget and want to save on the cost of hiring expensive contractors. Contractors can do a fine job but when it comes to individual preferences, it is better to oversee it yourself rather than go for costly changes later on.
Buying old properties with intentions of converting them according to your needs can sometimes prove to be as costly as building a new one because many faults in old buildings and the repairs they would require are hard to evaluate unless you actually get down to it.
The first and foremost on your agenda, after you have selected land to purchase, has necessarily to be your requirements of space and rooms. Needs for space and rooms vary according to your likes and the type of work you do. After all, majority of people build a house only once in a lifetime. A useful discussion with family and a list of individual needs helps in proper mapping of the house.
Building a house involves a variety of works. Foundation work is probably the most arduous job and as long that is not completed the outlines of the house do not seem to appear. Once the foundations have been laid, there is bricklaying, plastering, roofing, plumbing, electric wiring and fitting, and painting.
If cost is a major consideration, try to assess which of the jobs you can do yourself. Make a list of major and minor jobs that you can do yourself and hire workmen only for those that you cannot handle on your own. To save on costs you have to make an effort to pick up the ones that you can do yourself. Maybe you can paint the house, or for that matter do the electric fittings or the plumbing. All types of jobs involved in building work, in their totality, amount to a big item of expense and what ever you do on your own is going to save you hard earned money. For example, the cost of a particular job might be a few cents per square foot, but on multiplying it with the area you will realize that it is runs in to quite a handsome amount.
The best way of supervising construction work and at the same time do some work yourself would be to buy an old caravan, place it on the site, and live in it all the while the construction work is in progress. It would naturally amount to some discomfort but it will be worth the trouble. This way you can even hold work parties and you never know some of your friends might be experts in some building work and lend a hand in the construction work. You can always thank them with a couple of drinks at the local pub.
