First Time Homebuyers’ Tips

We can all use tips for buying our first home. For this reason, we will help you with some tips on what to look out for when you are a first time homebuyer.

1) Check for leaks in the roof. You can usually see brown spots on the ceiling. If you happen to see, spots go up on the roof and check things out. Who knows the roof might be a disaster up there and need replaced including the rafters as well. You can check the rafters by going up into the attic.

2) While you in the attic check the insulation up there. Are you going to have to insulate or add to the current to make the home warmer and cheaper to heat? Sometimes the walls are not insulated either; if the home has blown in insulation in the wall you will see plugged holes on the outside.

3) Look to see if there are termites around the foundation area of the home. Sometimes you can also check in the basement where they have eaten throw the walls. Be sure that the house has a full inspection by someone who is licensed. Learn your state laws.

4) make sure that you know exactly where the property line runs. You can get this information by looking on the survey papers that are sometimes taking when you put a home up for sale. If they don't have the information, this might be something that you want to include in the sale if you decide to purchase it. We'll need to know exactly where the lines run in case you plant a tree or build a building. People don't like it when you get on the other side of the line.

5) Make sure that the home is in the location you like, once you buy you'll be there for awhile unless you plan to resell it to make a profit. This is also important to know what school the children will be attending; you might not like that particular school area.

When you are a first time homebuyer, you have a few details to consider. If you plan to live, there is it big enough for you and your family. When buying and plan to mortgage it you will probably be there for a while so you want to be happy with everything not just how the inside looks.

If you decide to buy this home, be sure that you know and understand the contract or mortgage contract. Some people sell by a land contract where you pay so much down and so much a month until the balance completely is paid in full. Some contracts are made out that you pay a certain amount and monthly payment for so many years or months.

We want to ask questions and understand the answers you get. Buying you first home can be a great experience but it can also be a bad one.
