I purchased 2.5 acres in Hill County in Texas and the realtor told me I had mineral rights. I then contacted the realtor about receiving my paper work that was sent to me by Hill County tax office. After carefully reviewing my Deed Trust I did not see anything about the mineral rights. I then questioned the realtor about this matter and I was told that I have surface rights and she does not know about the mineral rights. I understand that I am able to go to the Hill County Tax Clerk and find the information about who owns the mineral rights. Wouldn't the realtor be responsible for deception? If I knew that I did not have mineral rights I would have not purchased the land.
