Gurgaon Rental Property Market: the Landlord Zone

There might be a slowdown in capital transactions in Gurgaon for the past couple of years, but the rental market for residential properties in the city is rising without any hiccups.

According to property brokers, house owners at the prime residential areas like South City, Sushant Lok and DLF, are having gala time. If a property is located at a place near market place, health centre, schools, and public transport, even a one BHK apartment fetch you a monthly rental of Rs 12,000 to Rs 16,000, Kushal Pal Singh, a property broker active in Sushant Lok, informs.

He further informs that observing the demand pattern, the landlords have also become quite choosy and dominating, to be precise. Chances of getting a house get brighter if you are an employee of a prestigious IT company. Similarly, if you are a married couple having more than two children, your eligibility to be a tenant goes down.

However, a tenant fulfilling landlord's expectations, both in terms of rent and maintenance, can garner a few benefits like you can be allowed to use terrace space, or get in house parking for your two-wheeler. Although, getting in-house parking for car is next to impossible.

There are also a number of incidents under which things turn sour. "When your landlord knows that his rental property is in demand, he becomes arrogant. Take my case, for instance, I had taken a 2 BHK builder floor at South City I, in March 2007, at a monthly rental of Rs 10,000 and just after seven months, my landlord asked to raise the monthly rental to Rs 12,000," Vikas Chandra shared his experience.

Similarly, Uttam Banerjee, a Sushant Lok resident, told that his landlord denied access to the terrace and covered parking after a few weeks he took possession of the property. He was even asked to vacate the premises in case of non-acceptance of the conditions.
