Has Sofia’s Real Estate Sector Changed?

A glimpse at some of the numerous websites offering attractive cut-price apartments in Sofia would leave us with the impression that Sofia’s real estate seekers are still looking for the same thing as they did when Bulgaria’s construction boom first started several years ago. This may be one of two things – either a roof over their head to make them happy to have a Sofia home, or a quick investment that can soon be sold at a tempting profit.
However, this image is very wrong, and the information on the numerous websites can prove to be very misleading, the real estate investment company Karrat Group Ltd. explains. Sofia’s real estate market is nothing like what it used to be a couple of years ago. Investing in Sofia real estate is now regarded as a long-term perspective, therefore the focus has shifted from price to quality, location, and communication. Today’s property seekers are looking for more than a place they can call their own – they need something suited to their lifestyle, habits, and hobbies, a property that can guarantee long-lived quality and standards.
There has also been a shift in the type of people who are looking for Sofia apartments. These are most typically successful professionals employed at large multinational companies. For these people, time is the greatest asset – and they have therefore learned to value their free hours in the evening and at weekends. It is therefore essential that their homes have excellent transport connections to work, and that they are able to use their free time as efficiently as they wish.
Driven by the new outlook of the market and by these changing demands, Karrat Group Ltd. is now developing one of Sofia’s most ambitious real estate projects, City of Fountains. The complex is located in Mladost 4 Residential Area, and when completed, will consist of 18 residential and 2 office buildings, located on a total area of 35 000 square meters, and only 400 meters away from Business Park Sofia, the biggest office and business complex in South-Eastern Europe.
The complex has been designed with the aim to offer to its residents and visitors an excellent landscape, exterior, and interior design, as well as numerous amenities, including one of Sofia’s largest fitness and Spa centres, a swimming pool, a supermarket and a shopping centre, restaurants and cafes, and an on-site kindergarten, to name just a few. The complex will offer a unique atmosphere rendered by numerous fountains running throughout its grounds.
Sofia’s real estate sector is indeed changing, and the next few years will probably see many new developments like City of Fountains.
