Historic Miami Beach, Florida

Miami Beach, also known as SoBe and sometimes called “The Beach” is one of the most exclusive areas of Miami. It is usually included as part of Miami as a whole but Miami Beach is a city unto itself. For almost a Century this has been one of the most popular beachfront communities in the world. It is also home to some of the most historically-unique architecture in the world. The area has had its ups and downs but, since the mid-Twentieth Century, it has been consistently popular and has become a very exclusive area.

Miami Beach was officially born in 1915. It quickly became a popular beachfront community and garnered a reputation as one of the most luxurious and upscale areas of the nation. Between the 1920s and 1940s the area was the site of major development which eventually resulted in the Art Deco district of the city being erected which is now recognized as a historically-important architectural development and which is now included on the National Register of Historic Places. While the historical nature of Miami Beach is one of its most defining characteristics, it has been home to a constant influx of new residents and developments.

Miami Beach suffered a downturn in the mid-20th century but recovered in a big way in the year since then. Today, Miami Beach enjoys a reputation as an area with a vibrant and diverse population which is generally upscale and is the preferred area of investment for real estate moguls from all over the nation and the world. The beachfront is one of the most attractive areas for this investment and is the location of numerous residential, commercial and condominium developments. Between the urban renaissance that has characterized this area since the mid-20th century and the beautiful environs, it will likely prove popular for many years to come.

Miami Beach is situated on an island a bit south of the city of Miami proper. Though it is its own municipality, it is also an important part of the larger Miami community as a whole. While the real estate in this area may be somewhat exclusive, this is not at all a closed off community where the residents feel no sense of connection to the city at large. In fact, the development of Miami Beach is intrinsically tied with the growth of Miami as a whole and has benefited the community.

By: marco | 21/12/2009
A tax deferred exchange or 1031 exchange is a strategy or tool that can be used by an investor to sell property, as long as it qualifies, and then buy another like-kind property. Investors who are familiar with real estate transactions know that capital gains can run anywhere from 20-30%, depending on state and federal tax rates. Sale proceeds are also strictly controlled and they must go through a qualified intermediary (QI) and not the investor or the investor's agent.

By: Mike Taylor | 21/12/2009
Some home buyers require accessible public transit for their daily commute to work or shops within walking distance to their home. Other home buyers might require that the terrain in their neighbourhood be relatively flat with wheelchair access at the crosswalks and at the local shops.

Price Declines and the Real Estate Crunch

By: Leon Belenky | 13/12/2009 | Real Estate
Some of the most desirable areas in the nation have seen significant home value reductions due to the real estate crunch. While this has been almost universally cast as a tragedy, it represents a tremendous opportunity for first-time buyers. Some of these areas represent among the best places for families and very modern communities.

Market Adjustments in Real Estate

By: Leon Belenky | 13/12/2009 | Real Estate
Even in very desirable areas, the recent changes in the real estate market have left both buyers and sellers a bit nervous. The adjustments that took place in 2007—also called the real estate crunch—represented an inevitable function of the markets. Real estate was overpriced, in plain terms, and it was unavoidable that prices would return to a level commensurate with the actual value of the property.

Moving up in Neighborhoods

By: Leon Belenky | 13/12/2009 | Real Estate
When one thinks of most any of the neighborhoods located on Miami-Dade County’s barrier islands, they understandably—and justifiably—think upscale. Not all of the neighborhoods, however, require that one spend extravagant sums to get a home. Bal Harbor, a cozy, small-town like development, enjoys prices that are sensible when the market is up.

Understanding Colocation Hosting

By: Leon Belenky | 13/12/2009 | Web Hosting
In modern times, a web site for a business is less an advantage and more of an expectation. One of the first questions that potential customers will most likely ask is “what is your web site address?” Being able to travel to a company web site and find out more information about a company is something that potential clients see as an advantage. If you do not have a web presence, then you could be losing customers.

Unlike POP3 or Webmail, exchange server email is all contained in one system that is specific to your company.

Finding Good Condominium Prices

Living in the Miami area oftentimes brings about visions of an oceanfront home. Unfortunately, many of these properties are out of the price range of most people. There are areas, however, which are affordable and which still offer the proximity to the ocean desired by many individuals who make the decision to move to Florida. Among those communities, Hollywood, Florida, is one of the most popular.

Getting an Oceanfront View

By: Leon Belenky | 07/12/2009 | Real Estate
One of the most attractive things about purchasing property in Florida is the fact that oceanfront views are available from so many different locations. At the height of the real estate bubble, this meant that oceanfront properties were often very expensive and well out of the range of most buyers. Today, the situation is a bit different and even less-than-affluent individuals may be able to find a deal on an oceanfront property that will represent a huge move upwards in lifestyle.

Condominium Property and the Real Estate Crunch

By: Leon Belenky | 07/12/2009 | Real Estate
Since 2007, a great deal of the news has been hysteria over the steep decline in real estate values. There is a definite upside to this news, however, though one would have a hard time learning as much from a great deal of the reporting on this trend. While these prices decline, it presents opportunities for those who wish to purchase in desirable areas but who may have been unable to do so in the past due to high prices. This situation is more accurately referred to as a “market adjustment”.
