How to Effectively Sell Your Property in a Buyers Market

I think it's safe to say that selling your home should be classed as one of the most significant legal transactions you will ever go through with, so it is important that you know your legal rights surrounding it.

Moving home isn't something that you just wake up and decide to do one day, it takes a lot of thought and even more planning. There are so many legal obligations to sort through meaning you really need to know what you are doing. In Michigan the real estate market has been really good to sellers over the years and there has been an upward trend for over 15 years within the home selling market. I feel that one of the main reasons for this is due to the fact a homeowner looking to sell their home in Michigan would never think about the possibility that the house may not sell; you need to bring out the best in your property for a buyer to see.

Always remember honesty adds value, what is meant by this? Well when you are preparing your home for the buyers market you shouldn't overlook problems, no matter how small they seem. You should outline exactly why you are selling your home and fix any required repairs on your property. One other aspect that will highlight the idea of honesty adding value is by having a home inspection carried out on your property; yes I know that technically most people consider this a job of the buyer but don't listen to them; having a home inspection carried out yourself is a way of attracting potential buyers as it will highlight any repairs that you should carry out, demonstrating to the buyer that the property is in a strong condition.

When you have undertaken such repairs on the property I recommend to you that you get photos done of your property that demonstrate aspects of your property such as curb appeal, your surrounding neighborhood, driveway/garage/parking space, bedrooms, bathroom, kitchen and yard if there is one. This enables people to visualize your property and themselves in it. Also to aid the work done by the photos I advise that you include information about local shopping centers and schools, basically aspects that people will need to consider when looking for a home.

When selling a property you are putting thousands of dollars at stake, which includes your equity, life savings and even your credit on the line so you have to make sure that you get it right. One way of doing this is to decide who you are going to trust with handling everything for you and your family. You need a real estate agent who will handle everything in the most professional way and in a way that is most suited to your needs and understanding.

One last point to be made about Michigan real estate when selling your property is that you are required by law to provide a buyer with a completed Seller's Disclosure Notice on or before the effective date of a contract. This statement must disclose all known structural defects, as well as problems and information about the heating, plumbing, mechanical, and electrical systems. You also must include potential problems that you are aware of such as easements, environmental hazards, landfills, flooding, zoning violations or noise problems.

So if you are planning a sale of a property, take the pressure off with a real estate agent today.
