How to Sell Your Home in the Austin Real Estate Market

 

Despite your best efforts to sell your home, you may be having a bit of difficulty due to the Austin real estate market conditions. Not to worry though, many people are still buying and selling homes in Austin every day. With just a few tips and tricks, you can have your home sold in no time.

 

Get in the Right Frame of Mind

 

Remember you are not just the seller – you are also a sales person. You know more about your home than anyone else, so play up its best features! Along with your realtor, you will be making important decisions such as what the list price should be. In this market, you have to go above and beyond to capture a buyer’s attention, so be sure to price your home aggressively for a quick sale. Though you may want and may expect top dollar, be realistic about what price you should be asking for from buyers.

 

Set Up an Action Plan

 

The best thing to do when you want to sell your home is to have a plan of action. You have to be able to help buyers picture themselves living in your home. One important thing that you can do is to “stage” your home for buyers. Staging your home involves de-cluttering, re-painting in neutral colors, and removing the majority of personal items such as family pictures on the walls and papers hanging on the refrigerator. If you are going to be home when your realtor shows your property, make sure you are ready to talk about your home and answer any questions that buyers may have. If there is an interesting story behind your home, be sure to tell potential buyers about it! Also, if there are any unresolved issues with your home such as broken fixtures, non-working light bulbs, etc. – be sure to take care of them before having an open house. You want to leave buyers with a good memory after they have viewed your home.

 

Also take into consideration the realtor that will be selling your home. Make it easy for him or her to move on the market. Sometimes a vacant home is easier to sell, as the realtor doesn’t need to make an appointment to show the property. If your home is not vacant however, be sure that the realtor can access the home when you will not be there.
