The income is an important item for getting development finance UK. What type of lender would it be if they don’t see their finances coming back and more? Lucky you if there is, but the hard truth is, all companies in development finance UK get interested on the income side of the project. Don’t worry though it’s not just about them. It’s also about you. Imagine you developing a parcel of land and you have asked assistance for your needed residential and commercial development finance. They would only give you the needed funds if you secure them with facts that the property development will earn. They provide the funds. But they would also get a share of your income by the interests earning. If you asked for 100% development finance, then by all means they got a high geared sharing of your business. If they fully provided the 100% development finance, they would have first charge of the security on the property. It would also be another sharing for equity if they provided the remaining funds that are short of what your bank has supplied.

The idea is that the income is shared for those who worked on the development and those who finance it. So when developing the land, the income should be a top priority. That’s why it is first and foremost important to start with a feasibility study to see how the finances flow. Again this is not just for the sake of getting the funds. As a developer, you wouldn’t want to work on something if you don’t get anything in return. Just like any investor, you need to be wise and keen in your projects so you get what’s due you.
