Are you a landlord planning to rent out or sell your property? It is compulsory that you have a HIP, in case you decide to rent out or sell your building or house. This is one of the first vital information pack requested for if you are a resident of Wales or England.
What does HIP entail?
HIP involves a set of important details about the house and it is documented. This offers vital information about the house to the buyer. It can be prepared by an estate agent or home information pack supplier. Although it is considered a marketing tool, it is not a marketing copy by itself. It helps promote your house and oflate it has been made a legal requirement that one should have it before selling a property.
This was first conceptualised by Government on December 2007. It was later amended in 2008, which includes an introduction of a new Property Information Questionnaire. Such PIQ offers a summary of information about the property in one place, helping buyers make informed decisions on whether to purchase a property or not.
It was started to improve the property transaction process, so that there is no further delay or problems in future. A prospective buyer is priorly informed about the house on sale, so that all details about the house is transparent. Home information pack supplier should be a domestic energy assessor. These are accredited to the highest standards and such HIP reports are valued. You can get your HIP document in an electronic format, which is, emailed to you. It can be generated within 3-4 working days and emailed to you.
If you wish to know whether you have to pay for a HIP as a prospective buyer, the answer is no. The Home Information Pack (HIP) is free for buyers, although the seller may ask the buyer to cover the copy and postal fees.
Useful contents of any HIP are a HIP index, evidence of title, Property information questionnaires, EPC- an energy performance certificate, Sustainability information, Sales deed or statement and standard searches (local authority, drainage and water). And a copy of a lease should also be included in case of a lease hold property. Optional information that may be included in a HIP are the legal summary, home use/contents form, specialised search reports (e.g. a mining search) and the Home Condition Report, a legal report on the physical condition of the property that brings to light any problems which will incur repair costs too.
