Recently Round Rock's city council approved a 937 acre planned unit development that wil be part of the Avery Centre a 1,400 acre mixed use project which will be in Northeast Round Rock. The master plan is a New urban design with retail, residential, commercial and institutions including universities, colleges and hospitals. Plans include two types of housing to be built; Apartments and Townhomes. "One of the ideas is to make the multi family townhomes look like Brownstones in New York where you walk up steps, but they're very near the street," says Gary Newman President of Land and Development and operations for Waterstone Development company. "We want to make this a pedestrian friendly development, so you park and walk" says Newman.
Existing portions of Avery Centre have already been developed or planned, such as Seton Medical Center Williamson, Texas State University, Austin Community College and the Texas A&M Health Science Center. Other plans include a book store, a coffee shop and a sandwich shop near the university campuses that will cater mainly to students attending both ACC and Texas State.
Full development is expected by 2018. Waterstone Development who was hired over a year ago by the Avery's to plan and develop Avery Ranch the 1,800 acre development between Cedar Park and Round Rock, will head up the project. Newman says the project will be much like The Domain in that they would go out and recruit the Retailers expected to fill the space at Avery Centre.
