Reducing Property Taxes in Dade & Broward Counties

The real estate market may have been softened but lots of homeowners are discovering where their real estate values remain at very high levels: on local property tax rolls. Due to the reason many local governments ( this is the case of Dade County property taxes which citizens have to pay ) assign values to properties in their jurisdictions only every three or more years, lots of homes carry assessments from 2005-2006 when the market reached its all time peak. As a consequence, taxpayers will have to pay a lot more money than before.

The National Taxpayers Union which is a nonprofit advocacy group in Alexandria, Va., expects that the local property-tax bills will increase at least 5% this year, on top of 7% to 8% average annual gains since 2001. In response to this issue, many of the Dade County property taxes payers along with people all over the country have filed a large number of property tax appeals last year. Filing an appeal can be done at any time during the year but if you want to affect your taxes for the current fiscal year, you may have to make the file appeal before a certain deadline.

If your petition wins, you will most likely see a tax decrease but this isn’t always the case because the municipality can at all times raise the tax rate and will diminish any money you might have saved with the petition’s success. Many citizens that are paying Broward County property taxes have filed a petition like this and won, reducing the sum of money which they were obligated to pay to the local authorities.

For filing an appeal you could use the help of professionals which will mount you a convincing case, starting from the fact your home assessments don’t reflect the current market value of the home. This is very logic because since months or even years can elapse between assessments, differences are most likely to occur and this is why you need to correct them.

Experts from the Broward County that deal with these kinds of problems as they will take care of all the paperwork and will build you a strong case. Of course, experts can be found all over the country, not only here. These experts recommend that you don’t wait to file an appeal because your home may have been over assessed if it has appreciated since the last review by less or depreciated by more than the regular average property in your area.

One last piece of advice any expert will give you is to file the appeal as fast as it is possible because many of the local governments and here we include the Broward County property taxes in need authorities, will limit the refunds to the prior year’s tax bill and it is highly unlikely you will receive rebates for overpayments that build up over the last several years so their advice is to act quickly.

All things considered, if you feel that you are overpaying the authorities, don’t hesitate to file an appeal and recover an important part of your own hard-worked money.
