They will usually have a manager on duty who does the book keeping and deals with the tenants, but the work that is done on the properties when someone moves is usually hired out. It costs apartment owners a good deal of money for a cleaning contract. This is where you can come in and really clean up. If you can offer them a better rate, you can still make more that these companies are paying their employees while saving the real estate owner money at the same time.
To get an idea about how much to charge, call a few cleaning companies in your area and find out what they charge for rental real estate cleaning. Better yet go into the office and ask in person, chances are, if you are asking someone face-to-face it will be easier to get the information you are seeking.
Once you have an idea what they are charging, you simply put out an ad for rental real estate cleaning. Look for small weekly free classifieds. These will usually charge you less to advertise in and they are a virtual goldmine because everybody likes to pick them up. To really get started quickly, you will need to make your ad stand out. You might try things like offering a free cleaning or a one-time discount after a set number of jobs. Do not offer these discounts up front or you will find yourself working for next to nothing. Be sure the property owner or manager knows exactly what your service offers. You should type up a service contract so there is no misunderstanding about this. If you are only offering cleaning, you don't want them to be expecting you to do carpet installation.
There are a few things you will need to get started. They are basic cleaning supplies along with a few heavy duty cleaners for really tough jobs. You will also need a shop vac and a regular vacuum cleaner, a bucket, cleaning rags, and some scrub brushes. You will also need a few basic tools for fixing things like towel racks and doorknobs. A bit of wall patch and some bathroom caulk is also a good idea to have on hand. You may already have a lot of this stuff around your own home. If you do, you are already well on your way to easily making money doing rental real estate cleaning and repair.
If you are a property owner in need of a service like this at a better rate, you should look in the classifieds. There are a lot of very capable individuals who would be very willing to do the job and save you money in the long run. Before you hire them on permanently and drop your current provider, you should give them a test job to see if they are truly up to your standards. You can also find people to do remodeling, repair jobs, and yard cleaning and maintenance in these smaller classifieds.
