Selecting a Neighborhood

It would be absolute right to say, you just don’t buy a house, you buy the neighborhood as well. Selecting the right neighborhood is as important as choosing the right home. If you conclude a property deal without paying too much attention to the neighborhood, chances are you are not going to like your home for too long and may start thinking of  liquidating  the property and look out for alternate options. Remember to pay attention to the neighborhood before you start the round of negotiations with the seller. The choice of the neighborhood should suit your taste and lifestyle. Evaluate your neighborhood with respect to each of the points discussed in the article.

The Green Effect

The surroundings in the immediate vicinity of your development should be tidy and clean. An eco-friendly environment with lot of greenery around would make for fresh air. A polluted environment could bring you health related problems and make your family physician richer. Remember to check that the development is assured of clean and pure water supply and there are no environmental clearances pending.

Extent of criminal activity

Your neighborhood should be free of criminal elements. Check with the nearest police station about the general law and order situation of your neighborhood.  Ask for any recent instances of lawlessness, thefts or any petty burglaries reported in and around your development.

School and College Facilities

Check local listings for various educational institutes available in your area. Search the net for an updated feedback on the quality of education provided in these institutes. Speak to the neighbors about the extent of their satisfaction with the academic levels of these institutes. Your children’s education is something that cannot be compromised on.

Transportation

Your life would be much simpler in case the development is well connected to a transportation hub. Proximity to highways, ease of reaching your work place and connectivity to important landmarks of the city like the airports, theatres, railway stations etc. is always welcome.

Infrastructure, Amenities and Utilities

Connectivity and proximity to grocery stores, drug Stores and shopping malls would be essential.  Good wide roads and drainage system are few other infrastructure check points. Other important amenities to be looked out for are hospitals, postal services, pest control services etc. Check if there are a new construction projects coming up in the near future which may adversely impact the value of your development.

Pollution Control

Make sure that the neighborhood is free of air, water and noise pollution. Do an inspection of the development at different time zones during the day to assess the sound levels in and around the development.  Look out for those irritating sound levels that might originate  at specific times during the day. A peaceful and silent neighborhood could add calmness and serenity to your life.

HOA rules

Check the HOA rules of not only your development but a few other neighboring developments to check whether they are going to have any adverse impact on your development.

Good and peaceful neighborhoods add to your property value and allow you to enjoy your development.
