Short Sale: All Documents Needed for a Complete Package

People wonder why their short sale package takes awhile to get assigned to the right person that will handle their file.  There are a few possible reasons and one is their short sale package isn't complete.  Lenders have so many papers come across their desk that they need all of the paperwork included in the initial package to make it complete or at least address those items that aren’t a part of the file. 

Most lenders have the same requirements of items needed to complete their short sale package.  Leave out any of the following items and you can almost guarantee that your documents won’t get reviewed in a timely manner or very fast in some cases.  Listed below are some of the items you want to include in your short sale package:

  1. Hardship letter  
  2. Financial Statement
  3. Tax returns for the past 2 years
  4. Last 2 months bank statements
  5. Last 2 months check stubs
  6. Listing agreement
  7. Inspection reports
  8. Contractor estimates of repairs needed
  9. Purchase and Sales agreement
  10. Closing statement
  11. Account number on every page of your documents
  12. Hud counseling if you have a FHA backed mortgage
  13. Cover letter

Those listed are some of the items needed to put your short sales package ahead  of the pile.  Lenders want to work with sellers that are prepared and can flow through their system.  There are just too many people wondering why they can’t get in touch with the representative that is handling their account and the reason is they have submitted an invalid short sales package. 

Call your lender so you can verify the documents needed to complete your short sale package and make sure you have every item requested.  A complete short sale package will be the one factor in determining how fast you get your file pushed through to the right person.
