The $200-300K price range is ideal for the Summerville, SC real estate market. Because of Summerville’s relative affordability, buyers can find the home of their dreams in this price range. Especially if you’re relocating from a more expensive city around the country (or a more expensive suburb of Charleston such as James Island or Mt. Pleasant), you’ll be pleasantly surprised with the selection of homes and neighborhoods under $300K. In Summerville, you can simply get a lot of home for the money, and these 5 neighborhoods will be great places to see this first hand.
1) Legend Oaks Plantation: Buyers are always impressed with this community. From the golf course to the swimming pool, tennis courts, and club house, you’ll find great amenities and a good selection of homes. This is one of the best maintained neighborhoods in Summerville, and it has new construction homes as well as pre-owned homes dating back to the mid 1990s. Legend Oaks has some upscale condos overlooking the golf course, but the community is mostly made up of houses – and single family homes are all that you’ll find in this price range.
2) Ashborough: If you’re looking for an older home in an established community, Ashborough is a great neighborhood in this price range. It’s made up of only houses, and there are good traditional designs, many of which are brick. Because this community was first started in the 1970s, it has larger than average lot sizes ranging from a third to half an acre. The neighborhood is divided into two main sections. On one side of Dorchester Road is Ashborough, and on the other side is Ashborough East. Both sections are worth a drive through, but the east one will have mostly more expensive homes.
3) Wescott Plantation: This is the largest community in Summerville. It’s been called the Park West of Summerville, in fact. You’ll find all the amenities you could possibly want. However, prices start in the low $100’s. Some buyers in the higher ranges only want to live in communities that have homes that are similar to theirs. So, if you’re wanting to be in a single family home community, Wescott Plantation may not be a good fit for you since it has condos and townhouses as well. In the $200-300K price range, though, you’ll find a lot of home for the money in Wescott.
4) Whitehall: This neighborhood has relatively newer homes. However, the yards are a little larger and the landscaping and trees are much more mature than what you’ll usually find in newer neighborhoods. So, if you’re wanting a newer home but want the feel of a more established community, Whitehall may be a good in-between neighborhood for you to consider. It also has a pool, tennis court, and play park.
5) Historic District: In this price range, there will only be a small selection of homes for sale in the Historic District and downtown Summerville. However, if you can buy into this area for under $300K, you’ll be making a great investment since many of these homes are sold for over $500,000. So, not only would you be able to live in a much nicer community, but those higher home values will make your home increase in value at a better rate than if you had bought in a $200-300K neighborhood. If you’re looking for an older home, keep an eye on the listings for this community. You should be able to pick one up for under $300K if you’re willing to wait for it.
