Tenant Reference Check - Is Prequalifying Tenants Essential?

Prequalifying tenants help alleviate any kind of tenant problems. Prequalifying is finding out if a potential tenant qualifies or not, whether he is fit to stay in a landlord’s rental unit or not. It is quite crucial to find out all information about a prospective tenant and cross verification of the same is essential. No lender should let out his valuable property on rent without a prequalification. A landlord can advertise his rental unit with a rental advertisement portal. Advertising your property for rent in the right publication including enough information helps to weed out individuals who are not a good fit for your buy to let property.

A tenant reference check is usually carried out by experts from tenant reference agency. This reference agency collects different information about a particular tenant and then conducts the employment verification, previous landlord’s verification and tenant verification by contacting the list of references provided by the tenant and checks on how authentic the tenant’s information is?

It facilitates a tenant reference company to find out if a prospective tenant fits the minimum requirements of a landlord such as income level, credit history, job, reference. A basic reference check offers minimum details about the tenant such as personal information, previous landlord’s reference check and his employment details. But, a comprehensive check gets into the details of a tenant in-depth. In addition to the basic information a tenant’s information on criminal record if any, CCJ, bankruptcy filings, eviction cases, fraud cases if any will be cross verified. All these associated risks make it imperative for background checks by a landlord on his tenant. A detailed one helps a landlord make a better choice as he has thorough information about a tenant.

Before cross verifying any tenant’s information, Fair Housing Laws and Fair Credit Reporting Act states that a company has to take prior consent of a tenant. It also prevents any landlord or company from discriminating a tenant on the basis of race, color, religion, nationality, familial status, age, gender, or disabled status. No tenant will be denied a house on grounds of nationality, caste, creed, religion, sex etc. It also helps to reduce your risk by keeping tenants with previous criminal convictions or negative rental histories out of your rental properties and you thus avoid any breach of rental agreement, broken lease agreements and evictions. Take the right step before renting out your buy to let property and avoid risks.
