The Continuing Saga of Chinese Drywall

One of the biggest issues in home real estate currently that isn’t directly related to home financing is the problem of defective Chinese drywall. This noxious product gives off sulphur gas—both carbon disulfide and carbonyl sulphide—which gives off a rotten egg smell and forms other compounds when it reacts with substances in the home.

The chemical reactions that these compounds cause are creating havoc in approximately 100,000 homes across the country. Common occurrences in homes with this noxious drywall include metal corrosion in wiring, plumbing, appliances, and fixtures; basically anywhere that has exposed metal is subjected to this corrosion. Heath issues that appear to be related to the Chinese drywall range from rashes to respiratory problems to nosebleeds; it seems that the most likely issues that home owners will experience are those related to mucous membranes being exposed to the gasses. Many physicians recommend that residents not stay in their homes until such time as the drywall problem is dealt with.

However, what is going to happen with these homes is uncertain at this time; though some builders are investing in good customer relations and replacing the noxious drywall, this is not happening in all of the cases. Estimated costs of replacing the drywall and any compromised wiring and fixtures are upwards of $100,000 per home at this time.

The problems associated with this product don’t end there however; there is also the issue of home insurers cancelling the policies held by owners in homes with contaminated drywall. Also, for those homeowners who aren’t lucky enough to have the problem fixed by the builders there is the issue of fixing the problem themselves, at great expense.

Drywall manufacturers don’t appear to be accepting responsibility for the sulphurous wallboard however. Manufacturers claim that while the drywall is giving off smelly odors, the level of sulphur gas given off isn’t high enough to cause health problems or enough metal corrosion to cause fire hazards.

Whether the amount of sulphur gas is high enough to cause lasting health problems or start fires in these homes is likely irrelevant to these home owners however; the gas makes their home stink, causes health problems that even if merely temporary still affect their lives, and corrode metal in their homes to the point where some appliances need to be replaced or repaired multiple times in a year. The result for many of these homeowners is that they feel uncomfortable in their own home, are having their insurance policies terminated, and are unfairly penalized financially due to the speedy corrosion going on in their homes.
