The Talking Rock: an Arizona Planned Community

For anyone exploring master-planned communities near Phoenix, the 3,400 acre Talking Rock is worth a second look. Nestled in a private, tranquil setting with over 1,000 acres of preserved open space, residents are treated to 360° views of mountain landscapes and a casual western lifestyle.

Located just 1 1/2 hours to Phoenix and just 20 minutes northwest of Prescott, city amenities are close by.

Homes

Talking Rock offers a variety of:

Custom lots - ranging from the low $200,000's to high $400,000's,

Ranch Cottages - ranging from 1,960 to 2,555 livable square feet with five
floor plans to choose from.

Ranch Homes - ranging from 2,400 to 2,800 livable square feet with four floor plans to choose from.

Custom homes - available from the mid $700,000's with a variety of different builders.

Each of the above homes reflects an authentic ranch style of architecture one would expect to find in Arizona living. The lots have private treed lots or expansive mountain or golf course views.

Homes are made of natural materials such as wood, stone and stucco. The home heights are limited to 22 feet above the natural grade.

Amenities

The Ranch Compound is the western version of the clubhouse. It's comprised of 30,000 square feet of buildings connected by porches, breezeways and patios offering indoor and outdoor fireplaces, creating ideal meeting places.

The Talking Rock golf course is an 18-hole, 7,350-yard Jay Morrish designed course. Working in harmony with the landscape; it's almost as though the holes were already in place. The course winds through meadows and forests conforming to the existing contour of the land.

Golfers can mix up their game with the five sets of tees offered at each hole. The course also offers an 18-acre practice area with 6 acres of tees, dual putting and a short game practice.

Many would be interested in how to go about buying and selling on property for profit

By: Kate Faulkner | 16/11/2009
Buying and selling for a profit used to be ‘easy’. Through the millennium you could buy a property and be guaranteed it would make money in a few years and in some cases, a few months. Some people (and mortgage lenders!) seemed to think house prices would continue to rise, others warned of a housing bubble, but didn’t seem to be able to accurately predict when it would burst. However, burst it did, starting in the States and hitting the UK very hard.

What to consider when investing or buying overseas

By: Kate Faulkner | 16/11/2009
Many people just ‘fall’ into buying property abroad. Either they go to a show and like the look of the fancy developer photos and get sucked in by the patter of the clever salesmen (usually ex time share sales people!) or they go on holiday, meet someone in a bar, get invited to a ‘free’ event and with little due diligence hand over tens of thousands of pounds. Don’t let this happen to YOU!

Clean your Closet, Clear your Head

By: Scott Baxter | 25/10/2007 | Real Estate
Getting rid of clutter is more of a mental exercise than a physical one; it's not just belongings you're parting with, but the sentiment and memories associated with all of them.
