Buying real estate can be an emotional experience if you're looking to purchase a house to turn into a home. Many agents and real estate sellers know how to play on your emotions to get the maximum possible price out of buyers, so it's important to know how to avoid paying too much for your next home.
1. Emotional Staging
Agents know that people who are buying real estate want to see a home that is well-maintained, appealing, clean and fresh. With this in mind, they will often direct the home seller with specific instructions all designed to appeal to your emotions.
Look past a simple coat of paint or pretty flowers in the yard and see what's beneath the staging. Signs of serious structural issues may be easily hidden by a fresh coat of paint, but they will still be visible if you look beyond the emotional finishing touches. Walk around the outside of the property and really look beyond the pretty additions.
2. Accurate Pricing
Buying real estate can represent the largest investment most people make. Knowing if you're spending too much on your home purchase before you even make your first offer is an important step.
Do a little research on comparative real estate prices in the immediate area. Perhaps ask to see the council valuation. Know before you begin if the agent has artificially raised prices in order to make you feel like you've negotiated the price down to the real price the seller wanted all along.
3. Borrowing Costs
Buying real estate often means applying for a mortgage. Research your options for your mortgage repayments and costs before you purchase anything. Know exactly what your repayments will be each month and be realistic about what you can afford.
4. Neighbors
If you're buying real estate and you intend to move into the property as your new home, then you'll want to know a little about your neighbors. After all, once you've moved in, it's too late to find out that you have bad neighbors or noisy neighbors.
Only you know what types of people you constitute as being bad neighbors, so use your best judgment and know a little about the people living around your potential new home.
5. Neighborhood
Before you sign any contracts, drive around the neighborhood at unusual times. Real estate showings are usually held in the middle of the afternoon, so try to drive around in the evening or late at night. Drive around during school pick up and drop off times.
Learning a little about the neighborhood's normal activity levels, traffic levels and types of people living nearby before you buy will help you avoid any grief after you move in.
