In cautarea noastra de a face cel mai complet portal de imobiliare din Bucuresti am aflat ca trebuie sa oferim servicii cat mai complete, avand in vedere situati de recesiune mondiala.
Nu este destul doar sa arunci niste anunturi imobiliare pe piata, in ziare, sau sa imparti fluturase, trebuie sa stii cui te adresezi si cu ce oferte.
Parerea mea personala este ca in perioada urmatoare singura nisa ramasa sunt inchirierele imobiliare , intrucat vanzarile imobiliare vor fi stagnate din cauza piedicilor puse de Banca Nationala a Romaniei si in mod special de dl. Isarescu.
Problema cu Isarescu este ca tot ceea ce face are iz de coruptie, adica eu cred ca a fost platit de dezvoltatorii imobiliari sa puna acele piedici. Daca nu am dreptate de ce singurii care mai vand ceva sunt cei care dezvolta imobile ?
Chiar si cu inchirierile sunt probleme deoarece proprietarii de imobile ce urmeaza a fi inchiriate au simtit ca nimeni nu o sa mai obtina un credit ipotecar pentru a cumpara un apartament, garsoniera, casa, vila, teren, birou, spatiu industrial sau comercial, au ridicat pretul simtitor.
Si uite asa ne-am trezit ca in Bucuresti sa inchiriezi o garsoniera cu 300 euro, sa inchiriezi o ghereta sa iti faci o afacere, o ghereta de 20mp cu 1000euro / luna .
Pana in martie anul viitor o sa falimenteze majoritatea agentiilor imobiliare din Bucuresti din cauza masurilor luate de BNR. Sa imi explice si mie cineva ce legatura are Romania cu criza din America ?
De ce nu pot eu sa fac credit ipotecar la banca sa imi cumpar apartament ?
De ce sunt toate creditele blocate ?
Nu au bancile bani ?
Eu spun ca toate aceste lucruri sunt mincinoase si nimeni nu ne spune clar ce legatura avem noi cu America. Din cunostintele mele nu prea facem comert cu America, nu importam mai nimic de la ei si cu siguranta nu vrem sa facem credit ipotecar in bancile lor.
Si domnule Isarescu, unde sunt toti banii carati de romani care lucreaza in europa ? De ce acei oameni nu isi permit sa isi cumpere un apartament sau macar o garsoniera in Bucuresti ?
Acei oameni isi rup oasele muncind in strainatate pentru a construi un imobil.
Cat despre preturile care se practica in Bucuresti, era si normal sa mai scada, oricum sunt umflate, sa fim seriosi, adica sumele care se invart in imobiliare sunt iesite din comun.
Cu aceeasi bani poti cumpara un imobil oriunde in lume, dar totusi noi vrem sa avem apartament, casa, vila, birou sau orice imobil in Bucuresti.
De ce sa mai stam in tara asta plina de tepari ?
In ultimul timp au scazut numarul cumparatorilor drastic, au crescut cat de cat oamenii care vor sa inchirieze, dar acestia sunt foarte dificili deoarece ei ar dori un apartament cu 2 camere la 300 euro in conditiile in care abia gasesti o garsoniera de inchiriat la banii astia.
Apartamente de vanzare sunt pe toate drumurile, dar lipsesc cumparatorii, dar nu ii condamna nimeni, pentru ca suntem constienti ca nu primesc credite ipotecare de la banci.
