What to Focus on When Staging Your Home

What is home staging? Home staging is a process in which a seller of a home changes the rooms in his or her home to appeal more to buyers. We all enjoy turning our homes into our own spaces, but buyers rarely share our same passion for bright colors or family memorabilia. When you stage a home, you must look at your interior decorating from a buyer's viewpoint. Most want a home that is move-in ready and not going to require a lot of work.

Save Money and Tidy Up Your Home Yourself



Every town or city has qualified home stagers, but you can save money by doing the work yourself. Commonly, restaging involves a fresh coat of paint in every room, steam cleaned carpets and furniture, removal of personal items, and a thorough cleaning of every room and surface.

Your Home Can Never be Too Clean

New Paint: See if rooms should have a new coat of paint on the walls, window trim and ceiling. Buyers prefer not spending time repainting rooms before they can really unpack. It is also proven that most home buyers detest bold colors. Stick to neutrals at all times.

Clean Everything: Burned-on grease in your oven, a dirty bathtub, stains in the toilet - these are all items that will drive buyer's away. Spend time scrubbing every surface in your home, including the floor around your toilets. Rent a carpet cleaner and give your carpeting a thorough cleaning. Top carpet manufacturers recommend steam cleaning your carpeting every three months, so odds are that you are overdue anyway. Use the upholstery brushes to steam clean your sofa if necessary.

Keep Your Eye on the Small Things, Too

Consider the Small Details: When you've finished cleaning, add vases of colorful flowers to add a homey feel to your rooms. Not only do the flowers add a clean fragrance to your home, but also they will draw the buyer's eye to the potential of your home.

Keep Rooms Well Lit: Natural lighting is a key selling point. Make the most of your windows and remove bulky curtains to allow as much sunlight in as possible. This is especially true in northern climates where winter months create a dreary atmosphere. Well-placed lights can also help illuminate darker rooms.

Make the Most of a Home's Space: Do you have a room you use strictly for storage? It's time to clean it up and give the room a true use. Turn your den into an office or guest room to attract buyers. Bonus rooms can be quickly turned into a warm friendly reading room with the addition of an overstuffed chair or two and a bookshelf.

Consider renting furniture, if you have mismatched furniture. Buyers will feel it to be a new home by having new, matching furniture sets. There are many furniture rental stores throughout the country where you can spend a little money and have brand new furnishings to liven up your main living areas.

If you are not sure about your decorating or cleaning skills, go check out model homes to see how they did it. Model homes often give off a clean and homey feel, which is what you want your home to say to potential buyers. Of course, the ultimate test comes when you finally see those in the market for a home coming back to you with a contract.

  Carolyn McClenney 1 answer I am a first time home buyer and I don't know a lot about buying a home. This is the right time to buy because no one can afford to buy at the present time.  I have qualified for a FHA loan and it's been approved for the set amount.  Now they asked me  if I had any questions...Well no! They have given me a realtor who is looking for me a place but the areas' is not to my liking.  I want a four bedroom, two full bathroom house....I don't believe it's impossible to find and I want new appliances in my kitchen...every one that she has shown me has had it in there but the area sucks.....What other questions I need to be asking these people concerning purchasing a house....can I get a brand new house on FHA with low interest and pay back?
