This is the source the ATTORNEYS who sue you for slip and fall, or the hot cup of coffee , or the door that doesn't operate"like they thought it should"…

and the same Code should be your source for remedial/corrective operations on your premises.

Although today , we will be discussing the exterior of your operation, the interior is also included in THE CODE.

Insurance industry statistics for commercial property show that majorliability losses come from slips, trips and falls in the parking area

and walkways….. look for liability hazards that can result in personal injury and expensive lawsuits.

If you don't know what to look FOR, then we can help.

Negligence is the main cause for liability in the majority of personal injury claims. In the courtroom, negligence can be shown by failure to use REASONABLE CARE in maintenance of your property, and

also in the failure to use REASONABLE CARE in inspecting for hazards.

REASONABLE CARE is what the attorneys use as a basis for liability…what would a REASONABLE person have done to prevent the injury ?

Rember that term....REASONABLE CARE...

Do not get caught in a liability trap. Check your parking area and walkways for damage that could cause an employee or customer to fall

and be injured. Regular pavement maintenance will serve to help prevent injuries, and also guards against fraudulent claims and injury settlements.

The average 'trip and fall' lawsuit cost over 26 THOUSAND DOLLARS ! You , as a business owner, may not pay it all, but your insurance company will really have a heyday with you RATES should any claim arise ...I can testify to that since I have been a clais adjustor.

We routinely cancelled policies for neglected parking lot when a claim came in...and the, the EX-insured went on a 'do not sell' list...and his rates went through the roof !

When faced with a few areas of broken or cracked pavement in an otherwise sound parking area do not put off repairs. Patching your parking lot can prolong the life of the parking area, and head off any liability problems. Sealcoating and new line striping will give your parking lot a fresh new look.

. Areas with cracks and broken pavement that may not seem to be of any importance to you can have the look of negligence to a jury when seen in photographs….remember, those photos on the "pothole report' on TV?

When inspecting your parking lot you should consider more than just the condition of the parking lot surface. You also need to check the
line striping and markings.

Handicapped parking spaces and directional arrows should all be clearly marked, using signage and brigt color paint.

You see ....liability is everywhere in the business and work place. Outside and inside the
business.

There are chemicals that are regulated,

there are passageways that have to meet

regulations,

and there are fire hazards that have to be addressed.

And the list goes on and on,

But we know that the most accidents happen in the parking lot and on the outside of the building.

It is the most neglected areas of the business !!!

Not major neglect in most cases but enough to cause great losses to a business if ignored.

With proper inspection adn procedures for corrective actions, the car accidents in parking lots and the slip and fall accidents in the exterior areas of the buildings lawsuits could be reduce by 80%.

And that is money that will come back to you as reduced premiums from your insurance company ..

If you focus your attention ---and a few dollars--- where the most accidents happen then that will

avoid them in the long run.

We can help you get the longest life from your pavement and help to avoid a liability claim. We can help ..nationwide…visit us at
